We talk through size, age, what's staying versus changing, the quality level you want and any known issues. You get an honest range and a clear explanation of what drives cost up or down. Free of charge.

Site visit & reality check
We measure and inspect framing, plumbing, ventilation and electrical, then flag hidden cost risks like rot, bad slope or outdated wiring. You leave with refined scope assumptions and a clear go/no-go.

Design direction & selections
Layout, materials, fixture level, lighting and ventilation get decided before pricing, with allowance ranges where selections aren't final yet.

Detailed estimate & contract
A line-item estimate, labeled allowances, payment schedule, timeline and change-order process. Nothing starts without a signed agreement — and anything not written is not included.

Pre-build prep & build
Materials ordered, dumpster scheduled, dust and floor protection planned, start date confirmed. Then we build, keep the site clean, and walk it with you at the end.
